Listed Buildings
Reading Borough Council’s website provides no guidance to owners of Listed Buildings about what work they may plan for their homes, or indeed anything within the boundary of their home- including the land immediately surrounding it (called curtliage) e.g within and including the garden walls.
Many people seem to think that internal works to their Listed property do not need planning consent. Regular maintenance and “like for like” repairs do not need Listed Building Consent & Planning Permission, but this would be required if the repairs include removal of historic material or changes to its character. Planning permission will usually be required for work in basements to deal with damp problems and tanking is to be avoided. Cast Iron guttering should be replaced Like for Like – plastic guttering replacements are not acceptable.
